Proper Maintenance to Avoid Expensive Air Condition Repair

While some air condition repair may be costly, it is typically still less expensive than whole system replacement. Having a fully functional air conditioning and heating system is a luxury that people sometimes take for granted. Proper, routine maintenance is the best method for prolonging the useful life of your system. In areas with extreme temperature changes, having a working system is not just important for personal comfort. It can actually be essential for survival. There have been instances in which the residents of a home have died due to heat exhaustion or hypothermia. These types of conditions are easily avoidable by properly maintaining your home's HVAC system, and by quickly handling your heating and air condition repair.

There are six main types of air conditioning systems. Central air is common in newer homes, but there are two different types you may have. A single package unit consists of a condenser and blower together located inside the home. This type is not common because the condenser creates high noise levels, which can be kept outside of the home with a split system. The condenser in a split system is located outside and the blower is inside, typically in the attic. Pipes run from the condenser to the blower carrying refrigerant, which cools the air traveling into your home. In single package and split systems, proper ductwork is required to deliver the cool air to each room.

In smaller homes and apartments, portable units and window units may provide adequate cooling and be less expensive to operate and maintain. They can typically deliver cool air to about 500 square feet of space that is directly outward from the location of the unit. Another type of ductless unit is a wall mounted air conditioner, commonly found in hotel rooms. The last type is an evaporator, or swamp cooler, which uses water vapor to cool the air as it passes through the unit. Each type of unit operates in a different way, but all of them require routine examination by a professional.

Some simple problems that cost very little to fix can cause the unit to struggle to work properly and lead to more serious air condition repair. One of the simplest types of maintenance involves checking the levels of refrigerant. If the unit is low, it will not operate efficiently, but your repairman will simply add the correct amount and type of cooling agent to fix the problem. With systems that incorporate ductwork, routinely changing duct filters will also prevent larger issues. Filters should be changed more often in homes with several furry pets or in dry, dusty climates. You may also want to have a professional inspection of the ducts to make sure they are clean and clear of debris.

When you are in need of air condition repair, it is important to find a trustworthy technician to take care of the problem. Unfortunately, you always have to be careful to avoid having someone take advantage of you. There are some companies that exaggerate problems to charge unsuspecting customers more money. Find a company or professional with good customer satisfaction ratings and fair prices to avoid unnecessary spending and unhappiness with air condition repair.

How bad can a collection agency hurt your credit?
An air conditioning company I called one day to come look at my air unit is now charging me for basically doing nothing. I called another comapny and they actually did fix the problem (long story short) So the first company turned me into collections. I have great credit and don't want it to get banged up. I am disputing the case with the collections company. But I am worried if I lose, I will get my credit hurt especially over like $100 bucks. I know the smart thing is to just pay it, however thats not the point. I am pissed that they charged me and wanna stick it to the man. So my question is. How bad will my credit suffer if it becomes reported?

What's the best way to finance a condo and improvements simultaneously?
Hey everyone, I'm looking into purchasing a condo, and it's asking price is $37,000. I put in an offer at that price, and I'm hoping that it will get accepted. The only issue is that it's air conditioning/heating unit isn't functional, so that will need to be replaced the moment it's purchased, which should run about $4,000 or so. I'm a first time home buyer, and by the time the deal would close if accepted, I'll have about $4,800 in savings, while I'm asking the seller for 3% toward closing costs, and I'll likely have to pick up about $500 of the closing costs. I also have a 725 credit score and a debt to income ratio of under 5% before this purchase, being only about 20-25% with it, as I'm trying to keep minimal debt. The property is not FHA approved, because the condo complex doesn't fit its criteria, and everyone who has tried a spot approval on other units have been denied. I know that an FHA 203K renovation loan would have been good, but it's seeming like FHA won't be an option at all. I'm being told that right now that a conventional loan is my only option, and that I would have to probably finance the unit through an air conditioning company. I'd prefer not to do that, because of high interest rates and high monthly payments due to short repayment plans. I know that home renovation conventional loans exist, but I hear that they have specific criteria about the Loan to Value ratios, etc. and that going 90% LTV due to a 10% down payment doesn't leave room for the improvements. With that being in mind, I'm thinking that it eliminates the ideas of a home equity loan or line of credit. Does anyone have any ideas for options that I may have? I would prefer not to do a personal loan with a high monthly payment and gouging interest rates of 16% or more. If there isn't a specific type of mortgage that can do it, then any ideas with no payments no interest for 6+ months would be nice too, as I would have freed up money for settling in at first, and maybe even could just use my tax credit to pay it off entirely. If you do have ideas for a type of mortgage that may help me out, please name a specific bank/credit union/broker who offers it. I'm in Arizona, 85203 Zip Code is where the property is. Thanks! In response to Debra's comment, it's bank-owned and as-is, and honestly, similar condos in the market with a working A/C and everything else in great condition, updated appliances, cabinets, fixtures, flooring, and more like this one is, go for about $60,000 or higher. I'm set on this property and know I'll get no assistance from the bank. Any suggestions to make this scenario possible? Oh, and Amanda, 10% will have to go down on the property, or $3,700, and about $500 toward closing costs will still be due from me. That's $4,200 of that gone, with $600 left over, in the scenario that I go conventional. Oh, and the seller can only pay up to 3% of closing costs (both bank property who's selling it, and a requirement on a conventional loan, at least in AZ if not everywhere).
